Four Easy Ways to Find Foreclosure Listings
If you see a house that has foreclosure stickers, papers on the building or think a house is in foreclosure, here is where to start your search.
1. FHA - these are called HUDs when they go into foreclosure: www.hudhomestore.com.
2. Fannie Mae - www.homepath.com
3. Freddie Mac - www.homesteps.com
You do have to have a Realtor representing you to make offers on these Government Foreclosures. I would interview 2-3 Realtors to see if they have done them before. Don't just hire your friend, Aunt old roommate because you can help them out - you are likely to lose the house with an inexperienced Realtor.
Its also not a good idea to write your offer with the Listing Agent of the house - we have very strict rules about "Dual Agency". They cannot give you the best advice on price, repairs, etc...because they represent the seller even in Foreclosures. Many people make this mistake.
4. Private - all other Bank Owned Properties. If you have a house that you think has gone into foreclosure but not listed yet, we can look it up for you to tell you what Bank it is and you can call the Asset Manager to find out its status.
